Will Kennington property benefit from ‘the Battersea effect’?


The £1.5 billion Northern line extension (NLE) from Kennington to Battersea, scheduled to open in 2020, is the capital's next major Tube upgrade; connecting a previously isolated part of Battersea with one of London’s oldest tube lines. The new 'spur' will provide a fast, high capacity transport link, viewed as a vital part of the ambitious regeneration plans for London's South Bank district.

One station will open at Nine Elms (at the Vauxhall end of Wandsworth Road) and the other will be a part of the new Battersea Power Station complex; a development that promises a sparkling new riverside destination complete with green public spaces, community, culture and leisure facilities plus a new Enterprise Zone. Plans are also afoot to create a further extension, going west to Clapham Junction.

The Northern line extension will connect Battersea to the West End and City with an estimated journey time of 15 minutes. It is predicted that the new route will provide a 20 per cent increase in capacity through central London during peak times. While the benefits to areas around Battersea Power Station and Nine Elms are obvious, it’s perhaps less clear what places like Kennington - already on the Northern Line - stand to gain from the NLE. So what changes, if any, can Kennington residents expect in the years leading up to 2020?

Kennington estate agent Daniel Cobb suggests that the NLE is likely to increase the value of property here: "Kennington’s proximity to one of London’s most exciting regeneration projects is bound to have a knock-on effect on property prices,” says Ian Boardman from Daniel Cobb’s Kennington office. “In pricing terms, this area will provide an attractive alternative to the more costly homes being developed in Battersea, and thanks to the NLE, residents will be just minutes away from a new town centre that offers fantastic commercial and leisure opportunities.”
