1. Research your area

Ask around among friends or visit online forums such as Mumsnet or TripAdvisor to discover what people are saying about your chosen area or take advice from an experienced London estate agent. Check out local facilities, transport options, any security issues and local schools, if required, before you make your final choice. You should also draw up a checklist of questions to ask when you view a property.

2. Do the maths

Look at the average rental prices in the areas you love, to check whether you'll be able to cover the rent plus your weekly outgoings. You may need to save up before you move, as the first month is always the toughest financially (you’ll have to pay a holding fee of between one and two weeks' rent plus any extra costs associated with the rental). If it's an unfurnished property, you may also need to invest in some items of furniture and household accessories.

3. Get real with your weekly costs

When trying to work out the weekly costs, don't forget all the other expenses associated with living in a property, including travel to and from work, council tax, contents insurance and utility company charges. It may also help to calculate food bills (including those occasional Deliveroo feasts - you'll find the bills soon mount up!)

4. Don't forget to have fun

Once you have all the practical issues covered, you should consider how you like to spend your leisure time. The night tube has dramatically expanded opportunities for enjoying London's nightlife, so make sure you are able to reach your favourite night-time destinations easily and safely. Alternatively, you might want to explore your travel options to reach gyms, swimming pools and open green spaces.

5. Be well prepared

The rental market moves fast in London so make sure your finances are in order and that any documentation you need is to hand. You should be prepared to undergo a credit check and provide contact details for past landlords who are willing to provide references.
